Alamo Heights' Broadway Is Joining a Texas Restaurant Circuit as Sorrento Moves Off

October 8, 2026

At 4820 Broadway, the former La Madeleine is being rebuilt to add a patio. A few blocks north, at 5146 Broadway, Sorrento Ristorante & Pizzeria still occupies the shopfront it has held since 2001. Past that, the old Nix Health building at 5307 Broadway is being stripped to a shell and rebuilt as two restaurant spaces with offices on the second floor.

All three buildings sit within about half a mile of each other, and all three were in the local news in September 2026. Together they show who is now filling this part of Broadway. The newcomers are established Texas brands that have already run the neighborhood-restaurant format in Houston and Dallas, and they are moving into buildings that already exist.

The Half-Mile Where the Operators Changed

Sorrento is moving. In a Facebook post covered by the San Antonio Current on Sept. 14, the owners said the restaurant will relocate to 2311 Northwest Military "sometime in October." The new spot is near Thirsty Horse Dance Hall & Saloon and a satellite location of Mr. Juicy. The late Gino Ciccone founded Sorrento in 2001, a couple of years after coming to San Antonio to help establish Naples Pizza. His daughter Margherita now owns and runs it. Through expansions and renovations, it has stayed at 5146 Broadway for 25 years. The owners did not say why they are moving. They promised the same recipes, service and family feel: "Nothing about who we are is changing, just where you'll find us."

Two blocks south, Houston-based Adair Concepts is turning the former La Madeleine at 4820 Broadway into the first San Antonio location of Los Tios Mexican Restaurant. The La Madeleine closed at the start of 2025, so the building has been dark for well over a year. Los Tios dates to 1970. Texas Highways credits it with introducing the frozen margarita to Houston, and Adair Concepts bought the chain in 2000. The San Antonio Business Journal reported that the group is hiring 60 people for the 5,300-square-foot restaurant, and that the buildout includes rebuilding the old café space for a new patio. No San Antonio menu has been released. The Fredericksburg location suggests what to expect: puffy queso, tostadas, tacos, fajitas, margaritas, beer and wine.

Los Tios is Adair's second Broadway restaurant. The group opened Adair Kitchen in the old Jim's diner at 4108 Broadway in February.

North of Sorrento, 5307 Broadway is getting the biggest overhaul on the stretch. State records show a $6.5 million shell renovation for two restaurant spaces plus spec office space on the second level. One space is planned for Hudson House, the East Coast-inspired restaurant that Dallas-based Vandelay Hospitality Group started in 2017. It would be the brand's first San Antonio location. The other space is expected to go to Tiny's Milk & Cookies, a Houston bakery from chef and owner Baron Doke.

Where These Brands Already Operate

Look at where these brands already operate and the pattern behind the Broadway arrivals becomes clear.

Hudson House has locations in Highland Park, Lakewood, Addison, Las Colinas, Preston Hollow, Frisco, West Village, Southlake and Fort Worth, plus River Oaks and Rice Village in Houston. The menu is built around East Coast oysters, sushi and raw-bar dishes, a cheeseburger, chicken Parmesan, a tuna tower, and what the brand calls the "World's Coldest Martini." Some locations serve weekend brunch with eggs Benedict and chicken and waffles.

Tiny's Milk & Cookies started as a walk-up bakery in the former JMH Store building in Houston's West University. It expanded to Austin in 2019 and now has five locations in Texas. The brand grew out of a chocolate chip cookie recipe from Doke's Tiny Boxwoods restaurants, and the menu adds a Lemon Crinkle Cookie, pastries, sandwiches and house-made ice cream in waffle cones. Los Tios runs six Houston locations and one in Fredericksburg.

Each of these concepts was built as a regular neighborhood stop in a close-in part of another Texas city, and each is choosing a reused building on this part of Broadway for its San Antonio debut. One of the Adair family has a personal tie to the site. Alice Adair, wife of Adair Concepts president Nick Adair, grew up in Alamo Heights near the Los Tios location:

"Bringing Los Tios to Alamo Heights isn't about parachuting into San Antonio because it's a good market. It's coming back to where I grew up, and giving love back to a place that shaped who I am."

The Calendar Runs Later Than the Headlines

Both Los Tios and Tiny's have been reported as opening "this fall." The state construction filings put most of the actual openings later. Here are the dates, in order, from public records and reporting as of Sept. 30, 2026:

  1. October 2026: Sorrento moves to 2311 Northwest Military. No final day at 5146 Broadway has been announced.
  2. Oct. 19, 2026: Buildout is scheduled to start on a 1,645-square-foot PopUp Bagels shop at 7959 Broadway, Suite 506, further north on Broadway.
  3. Nov. 1, 2026: Hudson House's interior remodel at 5307 Broadway is scheduled to start. The 6,510-square-foot buildout is estimated at $1,675,250.
  4. Nov. 8, 2026: The shell renovation of the whole 5307 Broadway building is scheduled to finish.
  5. Dec. 16, 2026: The PopUp Bagels buildout is scheduled to finish. No opening date is listed.
  6. April 30, 2027: Hudson House construction is scheduled to finish. What Now San Antonio reported that no official opening date has been announced.

Two openings don't fit cleanly on that calendar. Tiny's "by fall" estimate dates to a February report, made when construction was still months away. The shell work on its building isn't scheduled to finish until Nov. 8, so a cookie shop before the holidays is a hope, not a promise. The Los Tios state record lists a projected completion date of Nov. 1, 2025, a date that has already passed while hiring and buildout continue. The same project was forecast in February for a spring 2026 opening. Its September target is still "this fall," with no specific day.

What's Already Open on Upper Broadway

North of this stretch, the pattern of multi-location brands moving in shows up in places that are already open. Andy's Frozen Custard opened at 8338 Broadway on July 1, with a drive-through, a walk-up window and custard sundaes with toppings. At Lincoln Heights, Pottery Barn Kids opened its first San Antonio store on Sept. 26 in a 7,590-square-foot space.

Lincoln Heights also lost a San Antonio-born name this summer. Sushi Zushi closed its 999 E. Basse Road location in August. A notice on the door said the chain plans to reopen at a new address, which has not been announced. Like Sorrento, it is relocating, not closing for good.

What 5146 Broadway Becomes Is Still Unknown

Every other address on this half-mile now has a named operator and some kind of schedule. Sorrento's building has neither. The Current's report did not name a successor tenant. On either side of it, the first public sign of a new tenant came from state filings. Filings revealed the Los Tios plan around the time Adair Kitchen opened, and What Now San Antonio found Hudson House in Texas Department of Licensing and Regulation records.

Until then, Sorrento's Italian-American dishes and New York-style pizza stay at 5146 Broadway through some point in October. After that, the restaurant will be on Northwest Military near Thirsty Horse Dance Hall & Saloon.

Restaurant changes are one of the first things buyers notice when they tour a block, and on this stretch of Broadway the next tenants are already listed in state filings.
