1. Lean into what comes naturally. Some people know exactly what they want in a home—others need to see ten options before they can picture it. Both approaches are okay. Trust your instincts and pay attention to what feels easy and right for you and most importantly communicate that to your Realtor, we are only pretty good at mind reading.
2. Don’t wait for the “perfect” moment. Whether you’re thinking of buying or selling, it’s easy to hold off until the stars align. The truth? There will always be reasons to wait. The families who move forward when the timing feels right for their life (not the market headlines) are the ones who end up the happiest.
3. More opportunities come from taking more steps. The people who find their dream homes don’t stumble on them by accident—they tour, they ask questions, they explore neighborhoods. Each step creates a new opening. The same goes for sellers: the more ways we showcase your home, the more chances we have to find the right buyer.

Erasmus once said: “He who chases two hares catches neither.”
In real estate terms: if you’re torn between very different paths—say city condo vs. suburban home—it helps to get clear about your true priority. Do you want lifestyle flexibility, more space, or an investment for the future? Once you choose the hare, the chase gets a lot easier.
And Harold V. Melchert offered this perspective: “Live your life each day as you would climb a mountain… enjoy each passing moment; and the view from the summit will serve as a fitting climax for the journey.”
