Bulverde Real Estate Market Report & More: What 449 Home Sales Reveal About the Front Porch of the Texas Hill Country
Bulverde TX home prices looked flat in 2026 but 449 closed sales tell a different story as most real estate stories do. See which neighborhoods appreciated and which lost ground.

I walked the private airpark, the vintage post office, Tejas Rodeo, and the distilleries, then pulled every closed sale in the city to see whether the numbers match the charm.



Bulverde's median sale price held near $495,000 over the past twelve months, and price per square foot barely moved. On the surface, a flat market. It wasn't flat. It was quietly declining and it was doing something far more interesting underneath.
I pulled all 449 closed sales in Bulverde from July 2025 through July 2026 and ran the numbers. Here's what I found.
Why "flat" isn't flat, the headline numbers held steady. What changed was what sellers were paying to get to closing, a common observation in not just Bulverde but surrounding areas as well.

- Sales involving seller concessions rose from 48% to 62%
- The median concession nearly doubled from $5,400 to roughly $8,726
- Resale days on market climbed from 49 to 60

That's the equivalent of a 1.5% to 2% price decline that never shows up on a public price chart. The list price held but the net check shrank. This makes sense with the current interests rates, extra closing costs to buy down the rate = a lower monthly payment so taking money off the sales prices doesn't really move that needle for a buyer.

The cause is not a mystery: 31% of every sale in Bulverde last year was new construction. In Johnson Ranch it was 58%. In Ventana, 63%. When a builder can buy down a buyer's interest rate, a resale seller across the street has few levers to pull and they pulled it, lowered their price, offer closing costs or become "accidental landlords"

The neighborhoods that actually appreciated
This is where it gets genuinely interesting. I stripped out new construction so builder pricing wouldn't distort the comparison, then measured resale price per square foot in the first half of the year against the second.

The pattern: older homes on larger lots went up. Newer homes on smaller lots went flat or down.Homes on an acre or more rose from $267 to $276 per square foot. Homes with a fifth of an acre fell from $193 to $186.

The stand out lesson: Land is the asset which makes sense since land is part of the Texas dream for most people.
The clearest signal in the entire dataset is what buyers paid for dirt:
- Under 0.2 acres $185 per square foot
- 1 to 2 acres $259 per square foot
- 5+ acres $328 per square foot
The top sale of the year was $5.2 million for 72 acres on West Ammann Road.

Bulverde can build more houses. It cannot build more Hill Country. And with TxDOT upgrading US 281 to a six-lane freeway between Borgfeld and SH 46, and widening SH 46 to six lanes toward Smithson Valley Road, the land inside that corridor is being repriced in real time.
What this means if you're buying, if you want appreciation the established acre plus pockets like Oak Village North, Bulverde Hills, Thornbrook, Rim Rock Ranch, Bulverde Estates. Nobody can manufacture more of them, and they're selling at or near full asking price in three to five weeks. The tradeoff is fewer transactions and older systems, so your inspection matters more than your negotiation (a good agent can help with that;)
If you want liquidity: Hidden Trails. It produced 114 sales, one out of every four transactions in Bulverde, at a $329,000 median, 46 days, and 99.1% of list. Price growth was modest, but it is by far the easiest asset to sell in this city when you need to and has some really cool amenities in the community as well.

If you're patient: be careful buying resale in any subdivision where the builder is still selling lots unless you're planning to be there for a long while. Ventana is the cautionary tale a 10% decline in resale price per foot, four months on market, and the largest concessions in the dataset. That's not a bad neighborhood. That's a timing problem, and it resolves at buildout so don't worry too much as the saying goes, time heals all things

What this means if you're selling

Price to the builder next door, not to your neighbor's 2022 sale. Budget for a concession nearly two out of three sellers paid one and treat it as a marketing cost, not a failure. And if you own an older home on acreage, you are in the strongest position in this market. Do not discount it because it isn't new.

The honest caveat, he four top performing neighborhoods each had fewer than fifteen sales. That's a thin sample, and I'd rather tell you that than pretend otherwise. What gives me confidence in the pattern is that all four share the same profile older, larger lot, established while every small lot, builder adjacent subdivision moved the opposite direction. The direction is real. The decimal point is not.
